About HouseCanAfford

Free, private, plain-language mortgage calculators for American home buyers.

Why this site exists

Buying a home is the largest financial decision most people ever make, and the math that matters most — the full monthly cost, not just principal and interest — is the part nobody shows you upfront. Lenders quote a payment; Zillow shows a price; neither tells you whether the house fits your budget after taxes, insurance, PMI, and HOA.

HouseCanAfford exists to close that gap. Each calculator answers one concrete question buyers actually ask — "how much can I afford?", "what will FHA really cost me?", "when does refinancing pay off?" — and each one ships with a short guide written in plain language, not banker jargon.

How we stay free

This site is supported by advertising. That's the whole business model: the calculators are free, unlimited, and require no account, and there is no "pro" tier hiding your results. Keeping the tools client-side (everything runs in your browser) also keeps our costs low, which keeps the site free.

What we're not

We are not mortgage lenders, brokers, or financial advisors. Every number on this site is an estimate based on standard mortgage math and widely used guidelines. Loan programs, rates, taxes, and fees vary — for anything that affects real money, please consult a qualified mortgage professional. See our Terms of Service for the full picture.

Privacy, briefly

We don't have user accounts and we don't want your data. Calculations run entirely in your browser; nothing you type into a calculator is sent to us. Read the full Privacy Policy for details.
